Many times the flat owners take such decisions in negligence, due to which they later have to make a court-court round or face legal problems. The first and essential step to rent a flat is to create a rent agreement. It is a legal document in which all the things like rent, deposits (security deposits), rent duration, flat care, responsibility of electricity-water bill are decided in writing. If you rent flat without rent agreement, then you will not have legal protection if there is any dispute in future. Make this agreement on stamp paper and get both sides signed in it.

2. Check the full background of the tenant

Often the landlords give a flat to any unknown in a hurry and later regret it. Therefore, always check the tenant's Aadhaar card, PAN card, jobs related to the job etc. Take its permanent address information and keep a copy with you. If possible, also take the previous residence information of the tenant, so that you can test his credibility.

It is not only necessary to get the tenant's police verification done, but it is also important for the safety of you and the people around you. Submit the verification form by giving details of the tenant in the police station. This will make it clear that there is no criminal case against that person. If there is any doubt in the police verification report, do not give flat to the person.

4. Make written receipt of security deposit

Many times, while giving flats on rent, the landlords take security deposits, but do not keep any written information. This can be a big mistake. You should clearly write how much amount the deposit is, when and on what conditions it will be returned. If the tenant damages the flat, then what will be the process of cut - all this thing should be clean in the agreement. Keep the receipt of the deposit with both the tenant and yourself.

5. Decide the rules in advance

Every landlord has some personal conditions - as can non -veg food be made in the house, can guests stay overnight, is it forbidden to party etc. All these rules should be clearly explained to the tenant in advance and they should be included in the agreement in writing. There will be no misunderstanding in front of this.
