Environmental Awareness Triggers Green Construction Boom

The demand for 'green buildings' ie green buildings is increasing rapidly amid increasing awareness towards environment across the country. Although their price is slightly higher than in traditional homes, people in urban areas are now preferring eco-friendly options. According to real estate experts, this change is not only in the interest of the environment, but also financially beneficial in the long term.

Green buildings are based on better use of energy, water and natural resources. These include environment-friendly ingredients like rain water harvesting, solar panels, waste management and 'Hempcrete'. This not only saves electricity and water, but also provides better environment in these houses in terms of health.

But over time, this expenditure is recovered from saving of up to 20–30 per cent in electricity and water bills.'

Still challenge in small towns

The President of the Confederation of Real Estate Developers Association of India (Credai), Shekhar G. Patel said that there is a lack of awareness about green housing in Tier-2 and Tier-3 cities as compared to metro cities. "Cost, technical knowledge and lack of consumer education are hindering this change in small cities," he said.

Green real estate is getting support

According to experts, existing consumers are looking for houses that are energy efficient, save water and provide clean environment. Along with this, the Green Property Sector is also being strengthened by investment trends related to ESG (Environmental, Social, Governance).

Patel informed that so far more than 21 lakh green-attested houses and more than 60 certified townships have been built in the country. However, he also added that commercial green spaces have increased rapidly compared to residential green projects.

According to the report of Naredco and Credai, about 75 per cent of Grade A office sites taken in six major cities in 2024 were green buildings. Delhi-NCR and Pune are at the forefront of this front. This year 80–85 percent of the total demand is expected to come from green certified places.
