If you've spent even a little time around Chandigarh, Mohali, or Panchkula lately, you’ll notice something’s definitely shifting. There’s construction on nearly every other road, signboards offering “2 BHK Ready-to-Move-In” or “Plots at Launch Price,” and cab drivers casually talking about appreciation percentages. Yeah, Tricity’s heating up for property buyers, and 2025 might be the year when the early birds really get the worms.
But wait don’t just pick any sector that has a crane parked in it. Real estate’s tricky. Some places just look active, but the returns don’t always show up. Others are slow now but might take off. That’s what this piece is about. No sugarcoating just a slightly scattered, boots-on-ground look at five spots in Tricity you might want to look at if property’s on your 2025 resolution list.
1. Aerocity, Mohali — Jet Engines & Builder Boards
Back then, it was just a couple of boards on the Airport Road, dusty surroundings, and a whole lot of “Coming Soon.” Now? It’s full throttle. Wide roads, actual possession happening, IT folks checking out flats during lunch breaks. It’s wild.
The airport nearby helps, sure. But the bigger story is the IT City bit Infosys and a few other big players starting workspaces here. That alone is pulling folks in. A few friends of mine who were eyeing Kharar moved their search to Aerocity once they saw how things were picking up.
Flats, plots, even builder floors are cropping up. Hero Homes, JLPL, ATS,you name it. Is it pricey? A bit. But still much cheaper than Chandigarh proper. Expect to shell out 60–90 lakh for a decent 3BHK apartment, more if it’s a gated setup.
2. New Chandigarh (Some Still Call It Mullanpur)
Let’s be honest. New Chandigarh felt like a gamble for a while. I mean, it was this massive canvas of empty roads, with the odd tractor going by. But now? There’s some real structure. Omaxe’s townships are filling up. You’ve got Eco City phases nearly done. Even those who weren’t sure before are starting to ask brokers for availability here.
It’s far, yes, compared to Chandigarh’s centre. But folks like that now. The place is less crowded. There’s greenery. Even PGI doctors are picking up floors here.
Big bonus: they’re building a cricket stadium, and there’s talk of MediCity developing into something solid.
Prices? Still lower than you’d expect. A 250 sq yard plot might cost around 55–65 lakh. But that window won’t stay open long.
3. Zirakpur – The Chaos We’ve Grown to Like
Zirakpur is loud, dusty, and always busy. But people are still buying here like it’s a closing sale. Why? Because it’s still somewhat affordable, and the location connects you to everything Ambala, Shimla, Chandigarh airport, Panchkula, all within a short drive.
You’ll see huge apartments popping up Sushma, Motia, SBP they’ve all set up shop. Some of it feels crammed, but for young couples or small families who want to own their place and can’t afford Mohali rates yet, this works.
Also, with malls like Dhillon Mall and stores like Decathlon already around, you’re not in the middle of nowhere. And rentals are decent too. Some buy just to rent to students or office goers working in the nearby industrial belt.
If you can tolerate a bit of traffic noise and occasional construction dust, this could be a good entry-level buy.
4. Sector 20, Panchkula – Old but Gold.
Sector 20, Panchkula, doesn’t have shiny new projects. But it has everything else. It’s peaceful, close to Chandigarh’s Industrial Area, and has proper schools, hospitals, parks all the basics nailed down.
The vibe here is calmer. You won’t find tech bros scouting property, but you will see families, retirees, and people looking for real stability.
Prices are a bit higher, yes. But you get value. It’s not for flipping. You buy here when you want to settle and don’t want any surprises.
Flats, builder floors, even old-school bungalows there’s a mix. Don’t expect super high returns quickly, but for quality of life, this one’s hard to beat.
5. Kharar-Banur Belt – Patience Pays Here
Kharar-Banur Road, on paper, looks like a goldmine waiting to happen. And maybe it is. But don’t expect fancy roads or full townships here just yet.
That said, the roads are improving. Chandigarh University and a few other big colleges are already here. Which means students. Which means rentals. Slowly, small builders are sneaking in and offering plots at rates that seem unreal.
You can still find land here for under 2,000 per sq ft. But development is patchy. You’ll need to wait. And possibly fight a few water or power issues.
It’s not glamorous. But if you’ve got the vision and a few years to spare this could turn out to be the smartest move.
What Should You Do?
Depends. If you want a home to move into next year and don’t want drama, maybe go for Panchkula or a ready unit in Aerocity. If you want returns and can wait, look closer at Kharar-Banur.
If you’re a first-time buyer, Zirakpur might be your best bet. If you want peaceful surroundings, New Chandigarh is shaping up nicely.
But don’t just read. Visit. Stand there at 6 PM. Listen to the traffic. Talk to a tea vendor. Feel the place. That’ll tell you more than any brochure ever can.
